As a broad outline, you can expect your Katz Group agent to:

  • Pursue any and all avenues with regard to available properties that might fit your needs.

  • Preview properties that sound like they might be suitable so that your time is spent looking at real opportunities.

  • Keep you informed on a daily basis, as to the results of our searches and inquiries.

  • Ensure that you are amongst the first to see newly-available properties and have the option to purchase prospective homes.

How We Search for Your New Home - The Arizona Regional Multiple Listing Service

The Arizona Regional Multiple Listing Service ("MLS") is an online database of properties for sale in Maricopa County.  Licensed Realtors can access MLS to search for new and existing listings.  Most homes listed with a Realtor will appear on the MLS.  Upon acquiring a new listing, the agent will enter it onto the system, hence making it available for all other agents who subscribe to the service to view.  The MLS is a key tool used in our search for property that meets your needs and we will check it twice daily (using your specific criteria).  This means that as soon as a listing becomes generally available, we will find it and make it available for you to view.

Realtor Networks

Each of The Katz Group agents specializes in one area of the valley.  This has enabled us to build strong working relationships with other Realtors who also work predominantly in our chosen areas.  Many listings are networked and discussed within the real estate community before coming onto the market and your agent's involvement in the area in which you are looking is crucial.  Our reputation for bringing well-qualified and legitimate buyers and steering them through to successful closings makes other agents enthusiastic about working with us and about informing us of properties that they will have available at some future date.

Neighborhood Networks

As an Area Specialist, your Katz Group agent has established himself/herself with regard to selling homes and working with the residents of the neighborhoods in which you are searching.  This means that we meet often several times the neighbors at our open houses and the homeowners become familiar with our signs and our marketing. In effect, we become part of the communities in which we work.  As such we each have a significant portfolio of homes which are not being actively marketed but are passively available in our chosen areas and this is of obvious benefit to you as a buyer.  Also the residents are familiar with the quality of our work and likely to favor an offer made by one of us in a competitive situation.

The Internet

The Internet is playing an ever-increasing role in the searches we conduct for our buyers.  As a buyer, you can browse the Internet and find information on the amenities, schools, home values and much more for your chosen area.  As a buyer’s agent, we mainly use the Internet to gather information and pictures of listings we are already aware of and send them to you via e-mail.  It is important to note that the information on the internet is not as current, or as comprehensive, as the information available to your agent on the Multiple Listing Service.  As such, we use it to supplement our search and do not rely on it to find you a home.
