secrets. Hardly known by outsiders, this 16.5 square mile community is
located 15 minutes from downtown Phoenix, old town Scottsdale and Sky Harbor
Airport. In the 1950’s, what is now the Town of Paradise Valley, was sparsely
populated, undisturbed desert wilderness. Incorporated in May of 1961 with a
population of 2,000 residents, the town has grown to an estimated 13,300
full-time residents. It has the highest median income and highest percentage
of college graduates in the area. It sits at an elevation of 1,420 feet with
a desert climate ranging from 44 degrees in the winter to 106 degrees in
the summer. The Town of Paradise Valley is zoned almost exclusively for
single-family homes on 1+ acre lots. Today the town still retains the same
ambiance that was so attractive to the original settlers. Skilled
legislators have maintained the “jewel in the desert” setting for
generations to come.
Location: The area north of Camelback Mountain to Mountain View Road
and from Scottsdale Road on the east to 32nd Street on the west.
School District: Scottsdale Unified School District – Serving north
Paradise Valley are: Cherokee Elementary School, Cocopah Middle School and
Chaparrel High School. Serving South Paradise Valley are Hopi and Kiva
Elementary Schools, Ingleside Middle School and Arcadia High School. Private
Schools located within the Town's borders are Tesseract School and Phoenix
Country Day Private School.

PROPERTY.
Within the boundaries of the Town of Paradise Valley there are three
mountains, the Phoenix Mountain Range, Camelback Mountain and Mummy
Mountain. Beginning in the late 1950’s, homes were constructed both on the
mountainside and along the sloping foothills of these beautiful natural
wonders. In order to protect the natural landscape, the town government
passed restrictive mountainside building codes. These mountainside ordinances
restricted the number of lots available for sale as well as the size of the
lots. With a limited availability of building sites, many of the original
homes constructed prior to 1980 are being purchased for land value and new
homes are being renovated or demolished to make room for a new home. Homes
built prior to 1980 are being purchased and usually renovated to bring them
up to today’s standards. Today, you can purchase an old home site lot for
$700,000 to $1,500,000.

GUARD-GATED HILLSIDE COMMUNITIES
La
Place Du Sommet – Located on the eastern slopes of Mummy Mountain and
originally developed in the late 1980’s, La Place Du Sommet has beautiful
views of Paradise Valley, northeast Scottsdale, the Pima Indian
Reservation, Pinnacle Peak and the McDowell Mountains. Although developed in
the late 1980’s, this subdivision did not begin to blossom until the mid to
late 1990’s. Today you can purchase a home priced between $1,700,000 and
$4,000,000.
Las Brisas – Originally developed in the mid 1980’s, Las Brisas is still
considered one of the most exclusive subdivisions in the Town. It is located
on the west slope of Mummy Mountain and has views of Paradise Valley, city
lights, South Mountain, Camelback Mountain and the Phoenix Mountain
Preserve. From some home sites you also have views of the north Valley.
Homes are marketed from $1,800,000 to $15,000,000.
Clearwater Hills – Although considered Paradise Valley by most,
Clearwater Hills sits on county land and is located west of Tatum Boulevard on
the west slope of Phoenix Mountain. This charming community was originally
developed in the late 60’s and is one of the valley’s first guard-gated
mountainside communities. When driving through the winding hillside roads
of Clearwater Hills, you feel as if you were in the middle of the desert.
Today you can purchase one of the original homes constructed in the
subdivision for $650,000 on a level site to $1,000,000 for one of the prime
mountainside home sites. Homes sell from $650,000 for a fixer-upper to
$4,000,000 for a wonderful hillside estate.
Other
hillside guard-gated communities are: Lincoln Hills, Estates Antigua and
Echo Canyon.

NON-GATED, HILLSIDE COMMUNITIES.
Throughout Paradise Valley. there are many communities which are either
on the mountains themselves or in the foothills of the mountains with high
enough elevation to sport views of the Valley below.
Tatum Canyon - Originally developed by Dave Hanson, this wonderful
community is located west of Tatum Boulevard on the east slope of the
Phoenix Mountain Preserve. The views from most homes are spectacular,
looking out over Mummy Mountain, Camelback Mountain, northeast Scottsdale
and the McDowell Mountains. Homes are priced from $1,700,000 to $4,500,000.
El Dorado Estates, Vista Rica, Paradise Canyon Foothills, Franciscan
Terrace, Montana de Bonita, Paradise Hills - These subdivisions commonly
referred to as the Paradise Valley golf course communities are located on
the west slope and the foothills of Mummy Mountain. Many of the homes
located in these subdivisions have view of Phoenix city lights, Paradise
Valley Golf Course, the Phoenix Mountain Preserve and north to Cave Creek
and Carefree. The area has a wonderful mix of both sculptured desert
terrain and verdant landscape. To many this area is the most bountiful
of all in Paradise Valley. The homes are priced from $900,000 to $15,000,000.
Northeast Slope of Camelback Mountain and South Slope of Mummy Mountain and
Mummy Mountain Park (East Slope of Mummy Mountain) – All of these areas
were developed in the late 1940’s before the town of Paradise Valley was
incorporated. Many of the original home sites were used as winter homes and
mini ranches for the executives who worked downtown. It is known not only
for its location and spectacular views but also for the natural desert
landscape that surround these one-acre lots. It is like living in the
middle of the desert, yet being close to the excitement of city life. From
any of these locations, it is 15 minutes to the center of Scottsdale,
Phoenix inner city or Sky Harbor International Airport. Because of its
location and a limited availability of buildable lots, there have been many
$1,000,000+ estates built in these areas. Today you can find a $2,500,000,
6500 sq. ft. estate next door and across the street from a $650,000, 2400
sq. ft. ranch home built in the 50’s. Remember . . . land value in Paradise Valley
starts at $650,000.

WOULD LIKE TO LIVE IN THE SOUTHWEST QUADRANT OF THE TOWN OF PARADISE VALLEY.
Many
executives, doctors and attorneys who will be working in or close to downtown
Phoenix prefer south Paradise Valley because of its close proximity and easy
commute to The Arizona Biltmore, Camelback Corridor, Sky Harbor Airport and
downtown Phoenix. Quite often, residents will send their children to
private schools such as Phoenix Country Day, Xavier, Brophy, All Saints,
etc. In these areas there is an interesting mix of both verdant green
landscape and desert terrain and, although not on the mountainside, from many
home sites you can view city lights. Homes are priced between $775,000 to
$5,000,000 estates. A number of subdivisions that deserve mention are: Palo
Verde Foothills, La Colina, Ward Estates, Camelback Foothills, Biltmore
Terraces, Stanford Court, Palm Canyon, Medicine Man Ridge, Paradise Mansion
Estates, The Sanctuary, Camelback Estates and Camelback Canyon.

GOLF COURSE COMMUNITY.
There are only three golf courses within the Town of Paradise Valley and,
therefore, a limited number of golf course communities available. As in most
golf course communities, only a small percentage of the homes are located
directly on the golf course. Although these homes are usually located on
one-acre lots, a good portion of the lot is dedicated for golf course
easements and the usable space is less than one acre. Although the
golf course lots are smaller, they do have the benefit of a view of the lush
green fairways.
Camelback Golf Course – The Marriot Camelback Country Club is a semi-
private golf club. It has two 18-hole golf courses (the Club course and
the
Resort Course). Marriot has just remodeled the Clubhouse and the
Resort Course. Although the club is used by Marriott's Camelback Inn and
is, as well, open to the public, there is a private club that offers its
members special privileges such as dedicated tee times, locker rooms, etc.
Surrounding the two golf courses are 5 exclusive communities with homes
priced from $900,000 to $6,000,000. These communities are: Camelback Country
Club Estates, Camelback Country Estates, Hidden Paradise, Elmaro,
Ironwood and Camelback Country Club.
Paradise
Valley Country Club Area
– The Paradise Valley Country Club is an exclusive private club currently
with a long list of prospective members. Although there is a number of
communities that surround the course there are only a few locations that
offer golf course lots. This area is one of the most exclusive and
manicured area in paradise valley and supports home value from $1,000,000 to
$15,000,000 a few of the subdivisions in this area are: El Dorado Estates,
Vista Rica, Paradise Canyon Foothills, Franciscan Terrace, Montana De
Bonita and Paradise Hills.
Mountain Shadows Golf Resort – The Mountain Shadows Golf Resort is owned
by Marriott and is a semi-private course located off Lincoln Drive
between Camelback and Mummy Mountain. It is a well-cared-for 3100-yard
executive course. Surrounding the course is the guard-gated community of
Mountain Shadows which was developed in the early 60’s. The homes are
usually on less than an acre and are 1800 to 2800 square foot ranch
homes. Many of the homes have been renovated in recent years and many are
primed for remodeling. The homes are priced from $550,000 to $700,000.

YOU WOULD LIKE TO LIVE IN THE TOWN OF PARADISE VALLEY AND WANT LESS THAN ONE
ACRE OF LAND TO MAINTAIN.
Since
Paradise Valley is primarily one-acre zoning, there are only a small number
of subdivisions that allow less than one acre per home. There were a few
communities that were in place prior to the 1-acre restriction being enforced
and therefore were automatically grandfathered and, in recent years, the Town
board allowed the development of a number of communities with sites less than
an acre. Some of the original areas which were developed in the late 70’s
and early 80’s were Firebrand Ranch and Singletree Ranch with home values
from $550,000 to $900,000. The subdivisions developed in the 90’s are Merrrill Cantatierra, Cheney Estates and Tatum Foothills.
All three are
guard-gated communities with home values from $800,000 to $1,500,000.

(Non Golf Course- Non Mountain side)
Many
of our clients are looking for the security and convenience of a guard-gated
community. Although historically Paradise Valley was developed with an eye
toward a natural desert environment, over the years, there have been a
number of developers who envisioned the need for guard-gated communities.
Today, there are many guard-gated communities that fulfill this need. The
subdivisions are as varied as any other category of homes beginning with Echo
Canyon and Casa Blanca built in the early 70’s with homes priced from
750,000 to $1,500,000 to the newest guard-gated community, Judson, which
is currently being developed and has available 1+ acre lots priced from
$750,000 to $1,300,000. The finished homes in this subdivision will be
priced at $300,000,000 and above. There are currently 2 spec homes on the
market for over $4,000,000. Some other subdivisions worthy of mentioning are Finisterre, Legendary Estates, Merrill Cantatierra, Clearview Edition,
Cheney Estates, Valaresse, Judson, Lincoln at Tatum, Estates at Lincoln,

As easy it is to find a home site on one acre in the Town of Paradise
Valley. . . that is how hard it is to find a 2 to five acre home site. As
in any other real estate environment, value is based upon supply and demand.
Within the last few years, a two-acre home site was sold for $1,500,000 and
a five-acre parcel for $4,000,000. Although you can find 2 acre + homes
sites throughout the town, there are a few subdivisions which have been zoned
for 2 to 5 acre zoning. A few of these subdivisions worthy of noting are Jokake Camelback, Camelback Lands, Mummy Mountain Estates,
Morning Glory Estates, Martingale Farms and Nauni Valley Ranch and the
newest, Valaresse, currently being developed by Legendary Homes. In addition, La
Place and Vista Camello are two luxury home subdivisions whose estate homes
are so grand that although the homes have been built on one acre, the home
